  Large development alongby and nearby the Danube created a new neighbourhood in 13th district.

With the four stages of the project, started in 2000, having already been implemented, the Marina Bay is now in the process of design, which is the first of the houses to be built alongside the bay, thus the new building complex will play a unique role n the Marina Part project, as its future residents will be able to enjoy both an unparalleled and unspoiled view on the Buda Side of Budapest and that of a marina evoking a Mediterranean atmosphere.

The nearby Danube offers numerous water sports facilities. Here, you may go kayaking or, if you are a lover of speed, you can drive your motorboat. Future residents will also be able to set out from their own yacht berth.


The first stage of the project is situated directly on the Danube bank and consists of three buildings altogether. With its nine stories comprising 224 apartments it can well be regarded as a “pioneering” building complex, as can its first residents, since, at that time, this area lacked any kind of infrastructure and services, not to speak of the fact that the construction of several buildings was under way in the vicinity. This pioneering stage is located on the most northern part of the site, between Meder Street and Turóc Street. In the 30 m wide strip in front of the building, on the Danube bank, parks, gardens, a playground and promenades were also created on the plot of 7,604 square meters, in addition to the apartments, 3 commercial shop premises and, in the basement and on the ground-floor, two parking stories were accommodated. The sizes of the apartments vary from 40 square meters to 140 square meters; each apartment has a spacious terrace. In the area embraced by the buildings, on the ground-floor and on the roof above the parking space, an ornamental park was created. As usual, spacious penthouse apartments were developed on the ninth story, with huge terraces. 
On the ground-floor, a 24-hour security and reception service and a small fitness room are operated to serve the needs of the residents.
Due to the wave design of the building, almost every apartment has an undisturbed panorama. This is the only building complex with a good view of the Danube even from the ground-floor parking space.

The second stage of the Marina Part project was built in the area bordered by Danubius Street – Turóc Street – Úszódaru Street and Marina Promenade in Budapest’s XIIIth District, as a continuation of the first stage of the project, also directly on the Danube bank. Similar to the first project stage, but in a rather different style, 
This second project stage consisting of 5 buildings and were handed over at the end of the year 2006. The five buildings have ten residential stories and spacious terraces. In the area embraced by the buildings, on the ground-floor and on the roof above the parking space, an ornamental park was developed. The second stage comprises a total of 275 apartments, also with large terraces. The floor areas of the apartments vary from 40 square meters to 110 square meters.
Unlike the first stage, these 5 buildings were developed in a Mediterranean terrace style, with the result that the apartments with a floor area of 60 to 80 square meters, with a splendid view, are situated in a cascading arrangement on the Danube front, the terraces of these apartments are of 30 to 40 square meters. On the topmost story, exclusive penthouse apartments of 50 to 140 square meters were developed, with a huge roof terrace and, of course, each with a unique panorama.
At basement level, under the building complex, and also one story lower, an underground garage was developed. In the central building, the indispensable 24-hour central reception service, security and technical inspection can be found for the community areas.
In the 30-metre strip constructed on the Danube bank, in front of the first stage, there are parks, gardens and promenades that, of course, continue to run in front of the buildings of the second stage, too. A wonderful playground was established between the first stage and the second stage, in the promenade on the Danube bank, where the children of the residents are free to play. This project stage contains the demo apartment of the Autóker Holding Zrt, which has deservedly been shown in several magazines as a testament to the apartment’s exclusive design and special features alike.

The third stage of the Marina Part project is the first stage that is not situated directly on the Danube bank, but at a distance of 150 meters from the river, behind the second stage, on the plot bordered by Turóc Street – Danubius Street and Úszódaru Street. This building complex was handed over in the spring of 2007. Although it differs from the buildings of the previous two stages in terms of both form and color, this building harmonizes splendidly with the forms of the Marina Part project.
Like the second stage, this 3rd stage also consists of five buildings and ten residential stories. Altogether 350 apartments with terraces having a total area of about 5,000 square meters. The large number of apartment units compared to the preceding project stages also results from the fact that smaller apartments were developed in this building complex. 
The smallest apartments vary between 28 and 38 square meters, but here too, apartments containing a living room and one bedroom, with an area of 40 to 50 square meters and apartments containing a living room and two bedrooms, with an area of 60 to 70 square meters can be found. The penthouse apartments on the ninth story are of 50 to 120 square meters, also with large terraces.
Under the buildings a two-storied underground mono-space garage was established. The 24-hour security and reception service, as well as the baby-mom room available in the building of the reception service, and a small communal parlor with kitchenette serve the needs of the residents.
In the third stage of the Marina Part project, the joint representation and facility management serving the whole Marina Part project was housed in the building of the reception service, thus, the residents can get immediate assistance if they have any administrative business.
However, this stage of the project is not popular for this reason alone, but also because of its wonderful, continuous, unbroken interior garden, which serves as a real refuge for residents in need of relaxation

The apartments in the 4th phanse of the projected six-storied, 42-apartment building on the bank along the bay will have a splendid view of the Danube, the mountains and the city alike. The floor areas of the apartments are expected to range from 45 m2 to 138 m2, and, in addition, there will be large terraces that can be put to good use by future residents.
