Roommate Situations: Many of tenants, particularly tenants or those out of college, or graduate school search for an apartment they can share with 1-3 people. They choose this type of living arrangement because of the reason for being not so alone in an unknown city, picking up the experiences of other people’s culture, or they can optimize their living costs. Landlords prefer often one or maximum two names on a lease. Roommates will be held jointly responsible for rent and brokerage fees. If one roommate does not pay his or her portion, the others will be held responsible for payment. We encourage you to create a written agreement amongst all parties involved binding each individual to the terms of the lease and to the fee. Search for your home together, for one roommate's palace may be another's dungeon.

Invoice: If tenant needs invoice of the rental fee and other costs, it is important to attract agent or landlords attention at this condition at the start of searching for the apartment.

Contract language: Tenant has to understand what is signed in the rental contract. So it is practical prefering the landlords and managment companies who has bilingual (hungarian-english) language contracts.

Contract’s types: There are defined and undefined expiration date contracts. In the case of the former one if tenants or landlords break the contract before its expiration day, they must to pay 2 month’s rental fee for the other part. In the case of the tenants it means losing the deposit, in the case of the landlord it means to pay back the deposit double. In the case of undefined expiration contract there is no expiration date, just a term (expiration term) in what tenant or landlord must inform the other party about the contract ends. If someone breaks the contract within the expiration term she/he pays the amount of the security depoist as compensation. There is a third possibilty as well: when after a defined term (most often 1 year)the contract turns to an undefined expiration date contract.
